Here at Lux Realty, we have land for sale all over Cambodia. There are many options available including commercial and residential land. Browse through our many land options below.
In 1992 land was redistributed, and 4 different land titles were issued:
These act as official proof of ownership within the Kingdom.
The Land Law of Cambodia states the only land a foreigner can own is through a strata title. Strata titles, however, are only applicable to co-owned condominiums and residential buildings, not land.
Nevertheless, there is foreign-owned land in Cambodia. As in neighbouring countries, there are exceptions that foreigners can appropriate through marriage, citizenship, long-term lease, using a local nominee structure, or incorporating a land-holding company and even by concession, own land in Cambodia.
Naturally, foreigners will feel more at risk and need to be more thorough with attention to security detail than a local; however, it is not as complicated as some think.
When a Khmer nominee is used for land ownership, foreigners agree with a Cambodian citizen(s) an agreement in the form of a long term lease.
Subsequently, a mortgage should then be arranged and registered. The foreigner(s) should also have and hold the original title document.
When dealing with the legal side of this at Lux, we always recommend avoiding misunderstanding that the nominee(s) should have a will and supporting documents prepared in the event of death.
With regards to a landownership company, nominee protection documents must be drawn up. Again, the company must grant a long term lease just like the first example a mortgage should be arranged and registered along with the title. And again, a will and supporting documents are prepared in the event of death.
The difference with Cambodia compared to its neighbours is their current outlook and approach to local and international investors, whereby the country’s evolution is evolving to accommodate international investors.
We work closely with all Khmer nominees and law firms to keep abreast of the legal side, so you don’t need to worry, leaving you to focus on your plans for the land.
The question should be – where isn’t land available in Cambodia?
Here at Lux, we have land options all over the country for our clients.
We are heavily involved in commercial and residential land in Phnom Penh. As the city expands and new districts that were grassland or even swampland only a decade ago are now seeing condominiums built along with shopping malls, new roads and countless shops, boreys and other entertainment venues.
Due to the inner city being heavily developed, more affordable land options become available towards the outskirts in new up and coming districts such as:
At Lux, we have land for sale in all districts in Phnom Penh, so it is a case of analysing what you are looking for and why; then, we will calculate your best options.
The 4 districts above offer the best value per m2 at this moment in time.
Siem Reap is the cultural heartbeat of Cambodia, home to South East Asia’s most historical monument Angkor Wat. Situated in the North West of Cambodia lies a picturesque provincial town with colonial French-style buildings surrounded by incredible architecture and home to the country’s most diverse and vibrant culinary scenes.
Here lie bars, restaurants, guesthouses and 5-star hotels and resorts to accommodate the influx of tourist’s eager to see the World Heritage site of Angkor Wat, the Tonle Sap Lake with its floating villages and the Kulen mountains and their serene waterfalls.
Siem Reap is rich in land for sale. Due to a swelling expat population in need of residential property and tourism, when back to normal could surpass 2019 levels, the demand for hotels and other commercial property is constant.
Luckily for all land investors, there is an abundance to consider.
Looking slightly away from the allure of residential and commercial land for sale in Siem Reap town, another form of investing is becoming more popular.
Farmland for agricultural purposes is available and becoming increasingly popular. The Kingdom as a whole has a thriving agricultural industry. You will not find many better areas to grow fruit or plant rice, and Siem Reap town is easily accessible from much of this land.
Here is another part of Cambodia where vast tracts of land for sale or rent are in abundance. We have agents on the ground in and around Sihanoukville, another significant market that is not saturated despite the considerable developments over the last decade and more.
Some are under the illusion that the beachfront land is almost gone, but that is not the case as we still have beachfront listings for Sihanoukville.
Sihanoukville is also rich in other areas such as agriculture, textiles and manufacturing, so whatever your area of expertise, Sihanoukville still has the potential to reap the rewards.
Land for sale or rent in Kampot and the surrounding areas is plentiful in one of the country’s fastest-growing towns. All along the Praek Tuek Chhu River, there are countless opportunities to buy to build.
Lux has our second office in Kampot as we see as much opportunity here as we do in the country’s more extensive, more populated areas.
Kampot presents land opportunities that come in all shapes, sizes and locations. The burgeoning town is one of the countries hotbeds for land to build privately and land for commercial and residential buildings.
Land along the river presents ample space for resorts or luxury villa communes.
Our presence means we have more land for sale in Kampot than our competition and an innate understanding of the area and planned future developments.
Our Land Investment Scheme is prominent here (ask for more details on Lux’s LIS).
Serene, historic and once Cambodia’s equivalent of San Tropez, Kep has been transformed from a war-torn crumbling shadow of its former glory into one of the country’s most idyllic places to live.
Enough amenities, restaurants, beaches, and things to do, such as its beautiful national park, this small town has just enough but not too much of anything – Apart from lots of land for sale.
Kep has had the potential to become commercialised like Kampot and Sihanoukville, but it hasn’t happened, and that is not particularly a bad thing; once you see Kep, you’ll almost be glad it hasn’t.
The area is tranquil; however, its beauty is breathtaking. Here we still have beachfront land for sale, and on the mountainside, some plots range from small enough to build a home to own your small forest.
Depending on your goals and ambitions, there is enough land available in Kep to satisfy your needs.
We see these islands like Phuket, Koh Samui and Sihanoukville town for land investment opportunities as they were 30 years ago.
We also have acquired vast tracts of land for commercial development in Ream. We are looking forward to land and commercial options near the new Ream City development, where we already have significant interest from foreign investors.
Our team are highly motivated to find land for sale in Cambodia. Ask our agents for our options as they are plentiful, and we will work out a plan based on your motivation as to the best location(s) to accommodate you.
