  • BKK1 – widely known as the ‘Foreign Capital’ and has the higher-end amenities the city offers.
  • BKK2 and BKK3 are up-and-coming areas since BKK1 became saturated and have significantly benefited from new infrastructure and developments leading to being very populated with all necessary amenities but a cheaper option than BKK1. Here you will find apartments for rent, villas for rent and single-unit houses.
  • Tonle Bassac – is known for its gated communities, commonly known here as ‘Boreys’.
  • Tuol Tom Poung is home to the Russian Market, very popular with tourists and seeing an influx of new condominium projects and very popular with expats as prices are excellent considering the amenities in all directions.
  • 7 Makara is where the Olympic Stadium and the New Olympia Mall are located close to Orussey Market, here you find mainly older Khmer style apartments are plentiful and lower prices
  • Daun Penh is the tourist haven and the most historical part of the city, with an active nightlife and a mixture of property for rent or sale.
  • Chroy Changvar is a residential district with a mix of boreys and condominiums for rent and for sale and offer excellent value for money.
  • Tuol Kork is quickly becoming a new economic hub and now has a lot of apartments and condo buildings already up and in progress.

Unlike Vietnam and Thailand, the port area in Sihanoukville doesn’t suffer from floods or typhoons.

The province of Preah Sihanouk consists of 4 districts.

Popular Residential Areas of Sihanoukville

Mittapheap is where a lot of development has taken place in recent years and has been the most in-demand area from developers and therefore buyers too, resulting in a variety of different residential options for sale or rent in Sihanoukville.

  • Sangkat Buon – or otherwise referred to as Commune 4 is where Ochheuteal Beach is located and the most popular area in the city.

Popular Residential Areas in Kampot

Krong Kampot

The most condensed area of businesses, expats, bars, and restaurants is concentrated along the Kampong Bay River. Around this area, we have seen much construction of the last four to five years, and the centre itself is now home to flourishing businesses of all kinds.

For many blocks back from the river, there is a lot of accommodation with varied prices, old Khmer style fused with apartments that have been modernised. There is a good choice of residential accommodation here; however, it is a busy touristy area in the high season.

Already in areas such as:

  • Krong Kampot
  • Dang Tong
  • Banteay Meas

Many districts have already seen many tracts of land have villas, homes, and mansions built on them.

For those that want a little taste of community spirit, the aptly named ‘International Village‘ would be a good choice. Called ‘International Village’, a decade or so ago, the first community of expats started to live, and now we see more and more residential properties being added to the area. On the doorstep of Bokor mountain, it’s a beautiful area to live.

Kep

Cambodia’s once-forgotten Riviera is back to its stunning former glory. Although still way more relaxing and peaceful than its neighbouring Kampot and Sihanoukville down the road, Kep has properties and land for sale and rent.

Kep is a more family orientated place for tourists, visitors and residents.

Recently many of the old villas left crumbling after the Vietnam war have been restored in recent years. Villas for sale in Kep are a prime feature. And we do see some come on the market, but they are sold quickly.

It is a stunning quaint beachside town, perfect for retirees or people looking to own a business and live. With tourism increasing in the coming years, buying a villa to live in would be a beautiful life and a very sensible investment.
