Buying Commercial Real Estate in Cambodia

For investors looking to buy commercial real estate in Cambodia, it comes in many forms:

Plus, other commercial ventures abound in this fast-moving market.

Commercial Property in Phnom Penh

Commercial property for sale in Phnom Penh encapsulates every district; here are the more popular ones:

Office Buildings in Phnom Penh

There have been many recent office building developments in Phnom Penh. Many Grade C buildings have now been modernised to Grade B and even Grade A office building space.

Many now feature lifts, car parking, retail outlets with coffee and sandwich shops, luxury fashion and more. At Lux, we have office space rents for offices small enough for a 3-person team right up to entire floors of Grade A office buildings in Phnom Penh and even small office blocks in the CBD.

Retail Options in Phnom Penh

What was once just outdoor markets has transformed into state-of-the-art international shopping malls with globally renowned developers like Aeon and Chip Mong entering the market.

Now the market consists of:

  • High-end retail malls
  • Community malls
  • Boutique modern malls

The retail real estate market in Phnom Penh is littered with shopfronts spread around all districts in the city to suit any investors requirements or business ideas.

A Shopfront, as an example, the ground floor of a shophouse, comes with apartments on the upper levels and can be rented separately.

Now Phnom Penh’s retail sector has classifications in terms of lower, mid and high tier price per m2 depending on the quality and number of facilities on offer.

Hotels for Sale and Rent in Phnom Penh

As the city has expanded over the past decade to make previously sleepy quiet districts part of the main city, tourism flourished far away from the traditional Riverside in Daun Penh.

Hotels are being built again in every district in Phnom Penh. In 2021 we have never seen so many hotels for sale in Phnom Penh. Naturally, this is the fall out of the recent travel restrictions.

Numerous hotels for rent in Phnom Penh are coming onto our books every week. Do not let this worry you. It is the opposite; never will we see value in buying hotels in Phnom Penh at these prices again.

There is a range of options available from hotels for sale that need full restorations to hotels for sale that are a turn-key solution and everything in between. We see Khmer-style and more modernistic hotels on the market, so if you already are or aspire to be a hotelier or just an investor Phnom Penh has a lot to offer.

We have an array of other commercial properties and options of interest for our clients in Phnom Penh.

Commercial Real Estate in Siem Reap

What Are the Most Popular Suburbs in Siem Reap?

  • Sala Kamreuk – here we find the most residential and commercial property and hotels.
  • Wat Bo – the area is mainly commercial with a few residential options and its famous temple.
  • Night Market (Old Market/Pub Street) – comprises restaurants, bars, hotels, and guesthouses; plenty is currently available given the current economic climate.
  • Slor Kram – the area benefits from the overflow of tourists in the high season, and it is popular amongst expats as it’s close to the city centre, so there are plentiful commercial options here.
  • Wat Damnak – has much commercial property and a lot of apartment buildings. Here you will find the long-term expat community.

Commercial Real Estate in Sihanoukville

Commercial Investment in Sihanoukville

Currently, multiple developments are underway, such as hotels and casinos, office buildings, and in general, many more alternative commercial opportunities are coming onto the market.

Sihanoukville city is already heavily loaded with bars, restaurants, guesthouses, hotels, condominiums, casinos, shopping malls, and shopping outlets. Due to the current financial climate, the opportunity to enter the market at a substantially lower entry point will not be around for long.

The coastal parts of Sihanoukville still have development potential; it is still far from being saturated. There are plenty of tracts of land awaiting commercial and residential development.

With tourism expected to return in droves, for the right investor(s) with the right business plan, profits will be made in commercial real estate for sale in Sihanoukville.

Sihanoukville SEZ

The highlight for commercial property for sale or rent in Sihanoukville is the SEZ (Special Economic Zone). For many investors, depending on their business plan, the SEZ offers turn-key solutions.

Infrastructure is already in place, with a secure environment to conduct business. The port is becoming more prominent in the South East Asian basin with road infrastructure enabling goods to pass through the country quickly and effectively hassle-free.

The SEZ also offers tax incentives for businesses and attracts a lot of workers to the area. So buying land to develop cheap housing with easy access to the SEZ is a smart business idea, among many in this area.

Sihanoukville has an endless amount of commercial business opportunities, and it’s an area in which we specialise.

Kampot

Kampot Town sees unprecedented growth in the Kingdom, and with Lux having our second office here, we have more land and residential investment options than anyone else.

What Types of Commercial Properties Are Available in and Around Kampot?

  • Offices
  • Land
  • Shophouses

There is currently land for sale throughout the area in Kampot, from small plots enough to build a comfortable sized villa or house, with a garage, frontal area and surrounding garden and a swimming pool, to enormous tracts of land along the Praek Tuek Chhu River. Situated south of the Elephant mountains, Kampot’s surrounding areas are some of the most picturesque in Cambodia.

With the majority of the property able to see, Bokor Mountain, which is steeped in Khmer folklore, investment opportunities here offer the most diverse market for commercial real estate in the country considering the amenities nearby.

As the area is expanding, anything is possible.

With 8 districts and 92 communes, some of which have little development of any kind on them yet, this truly is an area an investor should be seriously considering.

Popular Land Investment Areas in Kampot

Krong Kampot

The most condensed area of businesses, expats, bars, and restaurants is concentrated along the Kampong Bay River. Around this area, we have seen much construction of the last four to five years, and the centre itself is now home to flourishing businesses of all kinds.

Naturally, as elsewhere, guesthouses, bars and restaurants are on the market due to a lack of tourism. A perfect time to look at Kampot.

Areas such as:

  • Krong Kampot
  • Dang Tong
  • Banteay Meas

These districts have already seen many tracts of land have villas, homes, and mansions built on them.

A community is starting to spread near Kampot’s Railway station. The ‘International Village‘ where many expats live on the way to Bokor mountain now sees a lot of development.

Lux are the specialists in Cambodia for finding the best land in and around the Kampot area. We have small plots for building homes right up to big enough plots to build entire communities or even business parks available and everything in between.

Lux’s LIS (Land Investment Scheme) is very effective here; contact us for more details on how LIS works.

Kep

The forgotten Riviera of Cambodia is making a solid comeback. Kep is heavily underdeveloped, therefore, more tranquil than Kampot and Sihanoukville; however, Kep represents great commercial property opportunities.

Kep is likely to follow in the footsteps of its neighbours and the islands sooner rather than later with more infrastructure developments; it is too beautiful a place not to.

Kep, at the moment, represents more of a family orientated place for tourists, visitors and residents.

Recently many of the old villas and infrastructure left crumbling after the Vietnam war have been restored. Some of Cambodia’s finest resorts have been built on the beachside and up the hills leading to Kep National Park.

It is a stunning quaint beachside town, perfect for retirees or people looking to own a business and live. Land prices vary depending on what part of the coastline, beachside or mountain, but they’re good deals out there, but they tend to go quickly.

We have seen some resorts come on the market due to the economic climate, but they do not last long, so it’s best to register that interest with us ahead of time if you like Kep.

Cambodia’s Islands

Undoubtedly, Cambodia has the last islands left in the Asia Basin that are still relatively untouched. These are excellent opportunities to get in, but you are advised to do it as soon as possible.

Ream

In Ream, Ream Bay, for example, is a white sandy beach with lush forestation. However, it will become a $16 billion city project with a larger airport to support the incoming traffic.

In Ream, we have the following opportunities:

  • Beachfront land for commercial development
  • Beach resort opportunities
  • Shophouses
  • Business hubs with Office space
  • Shopping malls

Ream is a prime example of this region’s vibrant and exciting real estate market.

Property investing in this region is like what it would have been to stumble across Phuket or Koh Samui 35 years ago; what a time to have commercially invested that would have been. Well, these islands are today’s opportunities that mirror those:

Koh Kong

The Long Bay Project, as an example, is giving similar commercial opportunities in Koh Kong as there will be in Ream City.

Koh Kong already offers plentiful land for rent and sale, opportunities to get in and be the first to bring new commercial ideas to the market here.

Koh Rong

In Koh Rong, large portions of the island for 99-years leases have been granted by the government. Beachfront land is plentiful and a fantastic investment. The opportunities are endless, with vast tracts of land for sale in Koh Rong.

Koh Rong Samloen

Lux has beachfront land for sale in Koh Rong Salmoen and beachfront resorts already on our books. Building beachfront residences is also a good investment, so another island is sitting there waiting for investors to come in and benefit from increased attention and tourism.

Koh Sdach (King’s Island)

Lux have massive tracts of beachfront land for sale in Koh Sdach (King’s island). Naturally, other commercial ventures will follow with tourism.

Lux has the most prominent presence in this area of the Kingdom, precisely where the most profitable commercial investment opportunities are for maximum ROI (Return on Investment).
