The Investor’s Choice

Towards the end of the 2010s, Sen Sok district had one of the cities highest demands for property purchases.

In some parts, the opening of AEON 2 did create interest and demand in the area. Of course, AEON’s development co-insided with numerous large Condominium projects being completed and then many more being approved.

As we speak, Sen Sok continues to grow and attracts some of Cambodia, Asia and the world’s largest big-name developers.

The Outskirts

The district of Sen Sok was established in 2009. As Phnom Penh started to expand was incorporated from Kandal.

As we saw with the rise of Tuol Kork, Sen Sok has followed a very similar path. Over the past five years, people have been moving to the area. It offers plenty of new amenities and commercial outlets and an array of contemporary living options to buy and rent. Also, the land is much more affordable than other areas in the city.

Now Sen Sok hosts over 10% of Phnom Penh’s residents.

The area has quickly switched from being mainly industrial with a small scattering of residential options to multiple residential options and a thriving shopping, industrial and commercial arena.

AEONs Influence

AEON Mall Sen Sok City was AEON 2nd instalment of their expansion within the Kingdom. One of Japan’s flagship enterprises, AEON 2, came into the marketplace in 2018.

Covering a massive 151,000 m2 inside and costing around $120 million, it would have over 100,000 customers during its most active days.

AEON’s development in Sen Sok led to a much-expected rise in profile for the area and purchase and rental prices followed. Much in the same way as AEON Mall did for Tonle Bassac during and after opening in 2014.

Since AEON 2’s arrival, the district is now home to more:

  • Retail Business Parks
  • Schools – Local and International
  • Banks
  • Condominiums
  • Government Offices

And now also Camko City Complex and a large Makro Warehouse have opened in the area.

Why Sen Sok?

Land prices have been a focal point since AEON 2’s arrival. With a lot more land available for development, there is still a massive opportunity for foreign investors.

Land for sale in Sen Sok is cheap compared to other parts of the city that have seen aggressive development over the past decade.

Like other areas, land near or on the main roads is more expensive than on access roads and villages that have not seen complete infrastructure developments.

Shophouses

Shophouses for sale in Sen Sok have seen a surge in demand compared with the 2010s. The area is now seeing an increase in population, so commercial amenities are growing to accommodate this.

With the markets seeing a correction, many people are not looking to stretch themselves too far.

So a shophouse is an ideal option, having both a business and residential premise at the beginning, especially if you are looking to start something new and untested, is an ideal way to keep costs down and get a feel for the city and get your business off the ground.

Industrial Options

At this time, the district enjoys the best of both worlds, especially for business owners explicitly searching for commercial space for sale in Sen Sok.

The district has excellent access roads in, out, and around the city, many amenities, commercial services and conveniences, all at buyer’s prices.

Warehouses, for example, are incredibly cheap, considering they are within the confines of the city. For any motor or heavy goods related business, a shophouse and a warehouse together would be an ideal fit and save you money in the process.

Moving to Sen Sok
