BKK3 may not be as popular as BKK1, but it’s well on its way to providing everything an individual, couple or family need to live and thrive in the area.

In 2021 we have seen a significant influx of interest in this intriguing area.

BKK3 sits adjacent to BKK1 across Monivong Boulevard. However, just a short distance away, buying or renting in this area can save you a small fortune compared to its luxurious neighbour.

The area is centrally located. We urge more and more new foreigners to the site to give BKK3 plenty of consideration before just spending more in the belief ‘You get what you pay for’.

BKK3 Condos

The Phnom Penh Skyline is covered with new Condominium developments. Although BKK1 held the majority, the gap is quickly closing in BKK2 and BKK3.

Several new builds have come onto the market over the last 2 years. You are looking at modern designs that are finished to Western standards, coupled with modern furnishing and fittings.

Modern bathrooms and more delicate colours are more common than they were around a decade ago as the market panders to what the populous is lightly buying or renting.

Many of our buyers or renters have recently been the first to set foot in particular developments, which is always a good first impression and a sign that owners understand what foreigners want.

Villas Everywhere

BKK3 is the area in Boeung Keng Khan for villas. They range from 2 – 10 bedrooms and the equivalent in bathrooms.

Many are used for businesses like the other communes in the area. Occasionally, we get listings of villas for sale and rent in BKK3. Some are in the higher price range. However, for tenants, a solution has been to get 4 or 5 people living together to keep costs down.

The ballpark, though, for BKK3 is in the $2500 to $5000 range per month

What to do in BKK3

A Food Bonanza

The new melting pot for global cuisines BKK3s diversity of eating options is the best.

Monivong has numerous Chinese restaurants spread along its street. They offer some of the best hand-made noodles and dumplings in the city, although basic, they open late at night and are cheap for a capital city.

Khmer food is not to be forgotten, and the street food here is excellent. All Asian cuisine such as Japanese and Thai are catered for, and a growing number of Western restaurants have started opening recently. New fusion cuisine is also making its way in.

Life in BKK3 and the City

BKK3 is now rivalling its esteemed brother BKK1 on new residential and commercial developments. Building services and amenities are equal, but there is a different feel about the area.

Tuol Tom Poung to the South is also experiencing a boom in middle-class Khmers, expats and professionals coming to the area after work and on weekends for the vibrant restaurant and bar scene.

With people seeing this as an attractive middle-ground for spending evenings and weekends, the same can be said for people thinking I should look to buy property in BKK3.

Depending on your specific needs, we can confidently say that given its access points and the quality of life on offer here, somewhere in BKK3 will appeal to everyone and their families.

The area fits people who want to be connected to the city but want peaceful evenings and weekends or people who want to be close to hospitality outlets.
